Find here a complete guide on building timelines and what the timeline is from now until trading.
Step 1
The first thing to do is to engage your interior designer or your top 10 interior fit-out companies in Dubai for tenancies between 50 and 150 square meters. You need to allow three weeks for the concept stage and another three weeks for the design stage and drawing, the FFE schedule, and the scope of work. Once these are complete we send them to the retail design manager and we would allow up to a week for the design and plans to come back and forth.
Step 2
So once the designs and drawings have been approved from the retail design manual we proceed to step 2 which is plan certification. Next is the private certifier, we need to get a CDC or a DA most commonly at the CDC, we send them out for tender. We need to allow at least two weeks for a tender for a complete itemized court.
Appoint a Shop Fitter for the construction.
We need to get from the private certifier the CC which is a construction certificate meaning the shoprite can commence work.
How long do we allow the actual construction work?
The actual construction work generally takes four to six weeks depending on the complexity of the build. Four weeks is common for a fill out of a 50 to 150 square meter.
Step 3
The next step is fir out complete, here we need to follow a few steps for the private certified to inspect and give you your occupational certificate. So the conclusion is you are looking at three and a half months from when you sign your lease to your trading, this is something you need to consider when planning your fit-out projects in Dubai.
Who Should Do Your Fit Out?
The winner of the tender should be the company that offers the best quality cost and experience. The company should demonstrate a complete understanding of the project and be able to deliver it on time and budget. They also need to have a proven track record of successful commercial builds. Other factors to consider include the company’s safety record, the use of modern technologies, and sustainable practices. The decision to choose and award your tender should be finalised after conducting a thorough evaluation of these factors.
